Additions, whole-house renovations and multi-room remodels in Yorktown Heights and the rest of the Town of Yorktown. One Guardian project manager for permits, septic or sewer sign-off, wetland and tree rules, and every trade.
A Big Town With Many Kinds of Houses
The Town of Yorktown covers a lot of ground in northern Westchester, from the shopping streets of Yorktown Heights to the lakes of Mohegan and the hills toward Shrub Oak and Jefferson Valley. Much of it was built out after World War II, so the typical house is a ranch, split-level, cape or colonial from the 1950s through the 1980s, with newer subdivisions mixed in.
Those houses are now due for more than a cosmetic update. Owners are adding second floors, opening kitchens, finishing basements and replacing the original systems all at once, which is exactly the kind of project that goes better with one contractor in charge.

Before the Hammer Swings
- Sewer or septic. Some neighborhoods are in Town sewer districts and others rely on septic, and the approval path differs.
- Wetlands. Chapter 178 buffers can decide where an addition goes and which permit it needs.
- Trees. Protected and specimen trees and woodland disturbance regulated through the Engineering Department.
- Trade permits. Plumbing and electrical work need their own permits, filed by licensed subcontractors.
- Design review. ABACA only where it applies, such as houses in approved subdivisions.
We sort these out at the first site visit so the schedule doesn’t stall later.

Yorktown Heights General Contractor FAQs
Where are building permits filed in Yorktown Heights?
With the Town of Yorktown Building Department at 363 Underhill Avenue. Yorktown Heights, Mohegan Lake, Shrub Oak, Jefferson Valley and Crompond all fall under the same Town department.
Does a home renovation need ABACA review?
Usually not. The Town’s Advisory Board on Architecture and Community Appearance reviews things like new commercial buildings, signs and houses in approved subdivisions before a permit. An ordinary addition or remodel of an existing house typically doesn’t go to ABACA.
Our house is on septic. What does that add?
For a house on septic, Yorktown has two sets of plans endorsed by the Town inspector and taken to the Westchester County Department of Health for sign-off. If the house is in a sewer district, a sewer permit applies instead. We find out which before the drawings are finished.
We're near a wetland. Can we still build an addition?
Often, yes. Yorktown regulates wetlands and the buffer around them under Chapter 178. Small projects may qualify for an administrative permit, but an addition with more than 800 square feet of ground footprint within 50 feet of a wetland doesn’t, and needs a full permit.
Do we need a permit to take down trees?
Possibly. The Town’s tree law covers protected and specimen trees and larger woodland disturbance, with applications through the Engineering Department. We check before any trees are cut.
Which building code applies to a Yorktown permit filed today?
The Town of Yorktown reviews applications filed on or after December 31, 2025 under the 2025 New York State codes, including the 2025 Residential Code and Energy Code. Applications go in through the Town’s online portal, and the Building Department is at Town Hall, 363 Underhill Avenue (914-962-5722 x233). The Town also warns that fees are paid only by check to the Town of Yorktown, never by wire transfer. We design to the current code from the start.
Do you also finish basements and build additions in Yorktown?
Yes. Many Yorktown projects combine a basement, an addition and interior updates. See our Yorktown Heights basement finishing and Yorktown Heights home additions pages, or our whole-home remodeling page if the work covers most of the house.
Can Guardian coordinate a whole-home renovation that starts in Yorktown and reaches into Putnam?
Yes. Yorktown Heights sits on the Putnam line, and many families own or move between the two counties. We hold both Westchester County HIC #WC-38383-H24 and Putnam County HIC #52594, so a project that needs filings in Yorktown and follow-on work in Putnam Valley or Kent stays under one Guardian project manager.
