General Contractor in Katonah, NY
Westchester General Contracting Service Serving Katonah
Renovations, additions and system overhauls for Katonah’s Victorian hamlet houses and the country homes around them, with Town of Bedford permits and historic review coordinated by one Guardian project manager.
Houses That Were Moved Once Already
Most of the buildings in Katonah’s center went up between 1885 and 1910. When New York City’s reservoir work in the 1890s threatened the original village, residents moved roughly 55 houses, stores and barns to the present site, and the new hamlet was laid out around landscaped greens. The Katonah Historic District has been on the State and National Registers since 1983.
Those houses are a pleasure to work on and a real test of a contractor. Expect plaster walls, old wiring that has been extended many times, original windows, porches that have settled, and foundations that were rebuilt after the move. Out past the hamlet, colonials and farmhouses on wooded lots bring wells, septic systems and wetlands into the picture.

Running the Job
On a Katonah project we act as the single point of responsibility. Before work starts, you get a written, itemized estimate that separates the base scope from allowances, so you can see where the money goes. During construction, one Guardian project manager schedules the carpenters and the licensed, insured electricians, plumbers and HVAC installers we supervise, keeps the site clean and secure, and books the Town inspections in order.
Old houses hide things. When we open a wall and find a cut joist or a failed sill, we document it with photos, explain the options and give you a written change order before proceeding. Nothing extra is done without your signature, and the schedule is updated the same day.

Katonah General Contractor FAQs
Does a Katonah renovation need historic approval?
Only if the house is in the Katonah Historic District and the work makes a major change to its exterior appearance. The Town of Bedford’s Katonah Historic District Review Commission issues a Certificate of Approval after a public hearing. Roofs and paint colors are excluded; porches, windows, siding, dormers and additions are not.
Which office issues permits for Katonah?
Katonah is a hamlet of the Town of Bedford, so permits and inspections come from the Town of Bedford Building Department at 425 Cherry Street in Bedford Hills. The Building and Planning offices close at 4 p.m., and at noon on Wednesdays.
What does a general contractor actually do on a Katonah job?
We coordinate the design team and the approvals, prepare the permit filing, schedule and supervise the licensed trades, book inspections, manage the budget and change orders, and close out the permit. You deal with one Guardian project manager instead of a dozen separate contractors.
Our Victorian needs work on several systems at once. Where do we start?
With an assessment. We look at the foundation, framing, roof, wiring, plumbing and heating together, then sequence the work so walls are opened once. Structural and safety items come first, finishes last.
Does the Katonah Historic District review siding and roofing?
Siding, yes; roofing and paint, no. Under the Town of Bedford code, major exterior changes in the Katonah Historic District need a Certificate of Approval from the Historic District Review Commission after a public hearing, and siding changes are included. Roofing and painting are excluded. For a project that covers most of the house, see our whole-home remodeling page for Katonah.
How does a Katonah renovation relate to Bedford's building rules?
Katonah is a hamlet of the Town of Bedford, so building permits come from Bedford’s Building Department in Bedford Hills. That is the same office that reviews whole-home and basement work elsewhere in the town. Guardian holds Westchester County HIC #WC-38383-H24.
