General Contractor in Bedford, NY

Westchester General Contracting Service Serving Bedford

A general contractor for renovations, additions and whole-house projects in Bedford Village, Bedford Hills and Katonah. Guardian coordinates the Building Department, historic commissions, wetlands review and septic questions, and supervises every trade on site through one project manager.

Why Bedford Projects Need a Coordinator

Bedford is three hamlets on large, often wooded lots, with some of the oldest houses in Westchester. A single project can touch the Town of Bedford Building Department on Cherry Street in Bedford Hills, a historic commission, the Wetlands Control Commission, the Planning Board or Zoning Board, and the County Department of Health. Each has its own forms and meeting calendar.

As general contractor, Guardian keeps those threads together. We work with your architect, surveyor and any wetland or septic consultant so the drawings that go to each board match. Then we build what was approved, with licensed, insured subcontractors we supervise and inspections booked by your project manager.

Approvals a Bedford Project Can Involve

Building Department

Building permits and inspections for the whole Town, including Katonah and Bedford Hills.

Historic review

Bedford Village Historic District Review Commission, Katonah Historic District Review Commission, or the Historic Building Preservation Commission for listed properties.

Wetlands Control Commission

Administrative or full permits for work in wetlands and their buffers.

Planning or Zoning Board

Only when the design needs site plan review or a variance.

Site Work Comes With the Territory

  • Access: long driveways and narrow country roads limit truck size, so deliveries and dumpsters are planned with care.
  • Wells and septic: we locate both before excavation and keep heavy equipment off the leach field.
  • Stone walls and old trees: protected during construction, and repaired if a wall has to be opened for access.
  • Old framing: farmhouses and early colonials often need structural repairs that only show up once walls open.

We price site protection and access in the estimate instead of discovering it later. When something unexpected turns up behind a wall, we document it, explain the options and give you a written change order before proceeding.

Bedford General Contractor FAQs

Which Bedford commission reviews my house?

It depends on where it is. Exterior changes in the Bedford Village Historic District go to the Bedford Village Historic District Review Commission. The Katonah Historic District has its own advisory commission. Properties outside both districts that are on the Town’s Tier I or Tier II historic lists go to the Historic Building Preservation Commission. Many Bedford houses are on none of these lists, and we check before design starts.

Do I need the historic approval before the building permit?

In the Bedford Village Historic District, yes. The Commission’s application states that a Certificate of Approval must be obtained before applying for a Town of Bedford building permit. It covers additions, new exterior materials, windows and doors, paint color, landscaping, lighting, walls and fences.

Our lot has a stream or wet area. What changes?

Work in a wetland or its buffer needs a permit under Bedford’s Freshwater Wetlands Protection Law. Smaller work like decks, porches and sheds can often go through an administrative permit; larger disturbance, such as a driveway, pool or septic field, needs a full permit from the Wetlands Control Commission. We plan staging and silt fencing around those limits.

We're adding bedrooms and have septic. Who reviews that?

Septic systems are sized by bedroom count, so adding bedrooms typically involves Westchester County Department of Health review of the system. We bring in the engineer early, because the septic answer can change the size or location of the addition.

Can you manage a project if we're not living in Bedford full time?

Yes. Many Bedford clients split their time. Your project manager sends photo updates, meets inspectors and subcontractors on site, and calls you when a decision is needed.
