Houses That Were Rolled Here
Katonah’s story is unusual. When New York City condemned the original village for a reservoir in the 1890s, the Katonah Land Company bought farmland to the south and had a new hamlet laid out with tree-lined streets and green islands. Residents then moved about fifty-five homes, stores and barns, and even a church, to the new site. Most went whole, pulled by horses along soaped rails.
That history can still show up in the walls. A house with that kind of past may have patched framing, mixed clapboard and generations of repairs layered on top of each other. Before we propose anything, we document what’s original and what isn’t. The work itself is done by licensed, insured subcontractors supervised by a Guardian project manager who knows the Bedford process.
Siding Versus Roofing in the Historic District
Our Katonah roofing page explains that roofs are excluded from the hamlet’s historic review. Siding is the opposite. Here’s how the two compare:
| Roof | Siding | |
|---|---|---|
| Katonah Historic District Review Commission | Not reviewed | Reviewed when the change is major |
| Public hearing | No | Yes, for a major change |
| Town building permit | Yes, at 425 Cherry St | Yes, after any Certificate of Approval |
A like-for-like repair with matching clapboard is a very different request from switching a Victorian to vinyl, and the Commission treats them differently. We’ll explain where your project falls before you commit to a material.

Beyond the Hamlet Center
Outside the historic district, Katonah runs into larger lots with colonials, contemporaries and country houses. There the question is usually durability: shaded walls that stay damp, siding too close to grade, and trim that has rotted behind gutters. We re-side those houses with vinyl, cedar or board-and-batten, depending on the design. The finished black siding in our photos is from one of our own projects.

Katonah Siding FAQs
Does the Katonah historic district review siding?
Yes. The Katonah Historic District Review Commission reviews major changes to exterior appearance, and siding is one of the things it covers. Roofs and paint colors are excluded. A major change goes to a public hearing before a Certificate of Approval is issued, and that certificate comes before the Town building permit.
How do I know if my house is in the district?
The Town of Bedford building permit application asks whether a property is in the Katonah or Bedford Village historic district, so we check the district map before anything else. Houses outside the district skip the Commission and go straight to the Building Department.
What if my house was one of the buildings moved from old Katonah?
Many houses in the hamlet were moved from the old village in the 1890s. Outside the two districts, the Town’s historic building law gives particular attention to buildings tied to that relocation. If yours is listed on the Town’s survey, we find out what applies before planning the work.
Can you replace only the rotted clapboard instead of the whole wall?
Often, yes. Repairs in kind, with matching material and profile, are the gentlest option on an old house. We’ll tell you honestly when a wall is too far gone for patching.
Is the siding warranty in writing?
Yes. One year on our workmanship, in writing, plus the siding manufacturer’s own product warranty.
