The Town of Southeast Permit, Start to Finish

Roofing permits in Southeast come from the Town Building Department at 1 Main Street in Brewster, phone 845-279-2123. The Town’s own rule is simple: work doesn’t start until the permit is issued. Here’s how we move a roof through that process.

What We Find Under Southeast Roofs

Southeast mixes older farmhouses, lake cottages that became year-round homes, and subdivisions from the last few decades. The roofs age differently. Older houses tend to hide plank decking and old chimney flashing, while newer ones more often show failed pipe boots, poor attic ventilation and shingles that wore out early from heat.

We strip every replacement to the deck so we can see which situation you have. The photo shows one of our own replacements with new underlayment going down, and our roof replacement page shows more of our work.

Southeast Roofing FAQs

Do I need a permit to replace a roof in the Town of Southeast?

Plan on one. The Town’s Building Department says a permit is required for most home improvement projects, and its FAQ is clear that no work may begin until the permit is issued. Painting and nonstructural repairs are the exceptions. We confirm the requirement for your scope and file the paperwork.

Which form does a re-roof use?

The Town publishes a Residential Building Permit Application and Checklist, a separate Small Project Permit Application, and a Residential CO-CC Checklist for closing a permit out. We pick the right one for your job and track it to the certificate. The roofers are licensed, insured subcontractors supervised by a Guardian project manager.

Can the Town send my project to a board?

Yes. The Building Department refers applications to the Zoning Board of Appeals, the Planning Board or the Architectural Review Board when required. A straight re-roof rarely needs that, but a new dormer or a raised roofline might.

Do you work in Brewster village too?

Yes. The Village of Brewster sits inside the Town of Southeast, and we have a separate Brewster roofing page that covers village houses.

What is your roofing warranty?

Ten years on the roof itself and one year on all other workmanship, in writing, with the shingle manufacturer’s warranty on top.

Does a new roof in Southeast need stamped drawings?

Usually not for a straight re-roof. The Town of Southeast asks for stamped plans when a project costs more than $10,000 or involves significant structural work, so structural changes such as new dormers or reframing can trigger them. The Building Department is at 1 Main Street in Brewster (845-279-2123), and we file the application for you.

Can I finance a new roof?

Yes. Guardian offers customer financing through HFS Financial personal home improvement loans. See our financing page to check your options; HFS says checking your options does not affect your credit score.
