Remodeling Contractor in Southeast, NY

Westchester & Putnam Home Remodeling Service Serving Southeast

Kitchens, baths, basements, additions, roofs and whole-house renovations in the Town of Southeast, around Peach Lake, Lake Tonetta and the reservoirs outside the Village of Brewster. Family-run since 1980.

Reservoir Country Around Brewster

The Town of Southeast surrounds the Village of Brewster in Putnam County’s southeast corner, and few towns have as much of New York City’s water supply inside their borders. Part of the Croton Falls Reservoir and all of the Middle Branch, East Branch, Bog Brook and Diverting reservoirs are in town, along with natural lakes such as Peach Lake, Lake Tonetta, Haines Pond and Brewster Pond.

Homes range from older farmhouses and lake cottages to postwar ranches and the larger colonials of the 1980s and later. Many rely on wells and septic. Around Peach Lake, a sewer district shared with North Salem has served more than 400 homes since its treatment plant was finished in 2012.

Getting a Southeast Permit Right

The Town’s Building Department reviews plans and refers projects to the Zoning Board of Appeals, Planning Board or Architectural Review Board when they need it. A complete plot plan makes that go faster: it shows setbacks, watercourses, wetlands, the septic system and the well, so the reviewer can see at a glance how the project fits the lot.

For larger site work, anything disturbing more than 5,000 square feet, erosion control and stormwater permits come into play. On reservoir-area lots we plan silt fencing, stockpiles and drainage before the excavator arrives.

Town Hall is at 1360 Route 22. We prepare the drawings and the filing and keep track of inspections, so you don’t have to.

Town of Southeast Remodeling FAQs

Is the Town of Southeast the same as Brewster?

Not exactly. The Village of Brewster sits inside the Town of Southeast, and many Town homes have Brewster mailing addresses. Homes outside the village are permitted by the Town of Southeast Building Department, reachable at (845) 279-2123. We confirm the jurisdiction from the tax map before filing.

What work needs a building permit in Southeast?

The Town requires a permit for excavation, construction, demolition, changes of occupancy and most home improvements, including pools, sheds and accessory apartments. When in doubt, we ask the Building Department before work starts.

Our lot is near a reservoir. What changes?

Southeast contains parts of five New York City reservoirs, so many lots are in the East-of-Hudson watershed. Projects that add septic capacity or significant impervious area near wetlands and streams need extra care, and disturbance over 5,000 square feet brings erosion and stormwater controls.

Can we pay Town permit fees by credit card?

According to the Building Department, credit cards have been accepted since May 8, 2026, with a 2.5 percent processing fee. We’ll tell you the fees for your project up front.
