Why We Like Patterson's Rules

Some homeowners are surprised that the Town of Patterson Building Department, at Town Hall on Route 311, requires a permit for all roofing work and photos of every layer before it signs off. We think it’s a good rule. It protects you from a crew that skips ice barrier or reuses old flashing, because the Town wants to see those layers before it issues a Certificate of Completion.

It also fits how we already work. The roofers are licensed, insured subcontractors supervised by a Guardian project manager, who documents each stage; the photos go into your file as well as the Town’s. One more thing to know: the Town notes that permits can be reviewed by the assessor’s office, so keep that in mind if the work goes beyond a re-roof.

Roof replacement in progress on a white two-story house, with the wood roof deck exposed

From Deck to Ridge

The photo shows a white house on one of our own jobs, with the old roof stripped and the deck exposed. That’s the first photo in the Patterson sequence and the moment we replace soft or delaminated sheathing.

From there: ice and water barrier at the eaves and valleys, underlayment, new drip edge and flashing, architectural shingles, and ridge venting matched to the soffits. Your license and insurance paperwork is already in the Town file, and the photos are taken as we go.

Patterson Roofing FAQs

Is a permit really needed for every roof in Patterson?

Yes. The Town of Patterson Building Department states that a building permit is required for all roofing work. The application includes the scope of work, the contractor’s Putnam County license and insurance, and both the license and the insurance certificate have to specify roofing.

Why does the Town want photos of my roof?

For the Certificate of Completion, Patterson asks for a final inspection plus photos of the decking, ice and water protection, felt, flashing and shingles. Those layers are hidden once the roof is done, so the photos are how the Town confirms they’re there. We take them during the job.

How far ahead are inspections booked?

The Town asks for 24 hours’ notice. Your project manager schedules them and is there when the inspector arrives.

How long does the permit take?

The Town’s application notes that review can take several weeks, so we file early and schedule the tear-off once the permit is in hand.

What warranty comes with the roof?

Ten years on the roofing work, one year on all other workmanship, in writing, plus the manufacturer’s shingle warranty.

How long does a Patterson building permit take?

The Town of Patterson Building Department (1142 Route 311, 845-878-6319) notes that review can take several weeks, and inspections need at least 24 hours’ notice. We file early and schedule tear-off once the permit is issued.

Will you protect the stone walls on my property?

Yes. The Town of Patterson asks owners to leave its historic stone walls undisturbed, so we place the dumpster and stage materials where they will not damage them.

Can I finance a new roof?

Yes. Guardian offers customer financing through HFS Financial personal home improvement loans. See our financing page to check your options; HFS says checking your options does not affect your credit score.
