Bathroom Remodeling in Patterson, NY
Westchester & Putnam Bathroom Remodeling Service Serving Patterson
Bathrooms for Patterson’s farmhouses, lake houses and family homes. Septic-aware planning, County-licensed plumbers and a Guardian project manager. Since 1980.

Old Oblong Houses and New Baths
Patterson sits on the Oblong, the strip along the Connecticut line that was claimed by two colonies until New York received it in 1731. The Hayt family built at The Elm around 1720, and the town took the name Patterson in 1808. Some farmhouses from its early centuries still stand, and their bathrooms were usually added long after the house was built, in a corner of a bedroom or under the stairs.
The shower in the photo is a Guardian remodel with black and white marble-look tile, a hex mosaic floor and a glass enclosure, a classic look that fits an older house.

Ventilation and Moisture
Many older Patterson bathrooms have no exhaust fan, or a fan that vents into the attic. Moisture trapped in walls and ceilings leads to peeling paint and mold. Every bathroom we remodel gets a fan ducted to the outside, sized for the room, and we use cement board or a waterproof membrane wherever water reaches the walls.
Patterson Bathroom FAQs
When is the Patterson Building Department open?
Town Hall at 1142 Route 311 is open Monday to Friday, 9 to 5 (9 to 4 in July and August). The inspector works by appointment, and inspections are booked 24 hours ahead. Call 845-878-6319.
How long does a bathroom permit take?
The Town notes that review can take several weeks, so we file as soon as the design is set rather than waiting for the tile order.
We're adding a bathroom. Is the septic a concern?
It can be. Putnam County sizes septic systems by bedrooms, and the Health Department must approve renovations that change the floor plan before the Town issues a building permit. Around Putnam Lake, many cottages went from outhouses to small septic systems, so we check what you have before adding fixtures.
Who does the plumbing?
A plumber holding a Putnam County plumbing license, working as Guardian’s licensed, insured subcontractor and supervised by our project manager.
Is there a warranty?
Yes: one year on Guardian’s workmanship, in writing, plus manufacturers’ warranties on fixtures and tile.
