Bathroom Remodeling in Nelsonville, NY
Updated showers, tubs and vanities for Nelsonville homes, built to code and inspected the right way.
Fitting a Modern Bath into a Village House
Nelsonville’s homes are mostly older, many from the 1800s, on narrow village lots below Bull Hill. Bathrooms in these houses were often carved out of a bedroom or hall when indoor plumbing arrived, so they tend to be small with odd angles.
We plan around that with floating vanities, recessed niches, curbless showers where the floor allows, and pocket doors that save swing space. The bathroom pictured, with a wood floating double vanity and black fixtures, is one of ours.

Details That Matter in Older Homes
- Old cast iron or galvanized pipe replaced while the walls are open
- Floors leveled and stiffened before large tile
- A bath fan ducted outdoors to keep plaster walls dry
- Electrical updated by a licensed electrician to current code
Guardian has remodeled homes since 1980 and holds Putnam County HIC #52594. Licensed, insured subcontractors do the plumbing and electrical, supervised by a Guardian project manager, and you get a one-year workmanship warranty in writing. Financing available.
Choosing Materials for an Older Bath
Classic finishes suit Nelsonville’s houses: white subway or hex tile, a pedestal or furniture-style vanity, and polished nickel or black fixtures. Behind the tile, though, we use modern materials, including a waterproof membrane, cement board or foam board, and a properly sloped shower pan.
If you want to keep a clawfoot tub or original window trim, tell us at the first visit and we will plan around it.
Ventilation matters in an older house too. A quiet exhaust fan on a timer, ducted outside, protects plaster and wood trim from steam. We size it to the room and make sure the duct does not end in the attic.
Nelsonville Bathroom FAQs
Do bathroom remodels in Nelsonville need a permit?
Any job that moves plumbing, adds a fixture or changes walls normally does. The Village’s application form lists plumbing as its own permit type, and the Village posts a ‘Do I Require a Permit?’ guide on its Building Department page.
Who inspects the work?
The Town of Philipstown Building Department, which took over inspections for Nelsonville in July 2023. The Village still takes in the paperwork.
What happens if work is done without a permit?
The Village fee schedule charges double the permit fee for work without a permit, assessed per five days. It is cheaper and simpler to file first.
Can we put a dumpster on the street?
The Village has a permit for in-street dumpsters and storage pods, issued for five days with daily extensions. On most bathroom jobs we use a small container or haul debris out ourselves.
