General Contractor in Pleasantville, NY
Westchester General Contracting Service Serving Pleasantville
Combined renovations, kitchens, baths and exterior work in the Village of Pleasantville, coordinated by one Guardian project manager.
Exterior Changes and the ARB
Pleasantville’s Special Character Overlay District gives the Architectural Review Board a say over almost anything on the outside of a house there: paint colors, siding, trim, roofing and even fences. Approval comes before the building permit, so it belongs at the start of the schedule.
Our part is preparing the petition properly: photos of the whole house and of each detail (roofing, siding, fascia, frieze, rake and trim), plus color samples, filed at least 10 days before the meeting. The roof in this photo is a Guardian replacement in progress.

A Walkable Village With Older Houses
Pleasantville’s houses cluster around the downtown and the train station, many built before World War II. Renovations often reach into several systems at once: an old kitchen, an undersized bath, and a roof or siding that is due.
Combining them under one general contractor saves a second round of permits and keeps the house open for less time. Licensed, insured plumbers and electricians handle systems work under our supervision.

Pleasantville General Contractor FAQs
Where do I apply for a permit in Pleasantville?
At the Village Building Department, 80 Wheeler Avenue (914-769-1926). The application covers roofing and alteration or renovation work, and the office checklist asks for the contractor’s license, workers’ comp and liability insurance.
What is the Special Character Overlay District?
It is a district where any exterior change to a house, including painting, exterior finishes, roofing and fencing, needs Architectural Review Board approval before a building permit. Petitions are due at least 10 days before the meeting, with photos of the whole structure and each detail, plus color samples.
What if earlier work was never permitted?
Work done without a permit is subject to a legalization fee. We can review what is there and help bring it up to date as part of a larger project.
Can you handle a kitchen, a bath and a roof at once?
Yes. That is what a general contractor is for: one scope, one schedule, and one company responsible for every trade.
Do you also handle plumbing permits?
Yes. The Village has a separate plumbing permit that lists the plumber’s license number, and Westchester County plumbing law applies. Our licensed plumbing subcontractor files it, and we coordinate it with the building permit.
