General Contractor in Kent, NY

Westchester & Putnam General Contracting Service Serving Kent

Renovations and additions across the Town of Kent, from Lake Carmel cottages to hilltop colonials, managed by one licensed team that handles the permit path.

Why Kent Projects Start With Paperwork

Kent spells out its permit rules in detail, and several of them decide how a job is planned: two plan sets plus a survey, plans that name the current New York code edition, a stamp once the job passes $20,000, and Planning Board approval first if work falls within 100 feet of a wetland. The contractor also has to hold a Putnam County license and carry insurance and workers’ compensation.

None of that is unusual for a careful town. It just rewards a contractor who files complete applications. That is the part of the job we take off your plate.

Lakes, Reservoirs and Sybil Ludington

Kent is the town of Sybil Ludington, whose 1777 night ride began near the family homestead by today’s Ludingtonville Road. Many of its lakes are New York City reservoirs, and much of the housing grew from summer cottages around Lake Carmel that were later expanded and winterized.

The two-story framing in this photo is Guardian work on a new foundation. Converted cottages in Kent often need the same kind of structural attention when an owner adds space or a second floor.

Old Permits Matter Here

Kent has required building permits since 1960, and finished work is closed out with a Certificate of Occupancy or Compliance. Older additions or enclosed porches without that paperwork can come up during a sale or a new permit review. If we find something like that during our walk-through, we tell you before pricing the job so it can be handled properly.

Kent General Contractor FAQs

How long does a Kent building permit take?

The Town of Kent lists 14 to 21 days for permit review once a complete application is in. We build that window into the start date we give you.

When are stamped plans required?

When the project’s labor and materials exceed $20,000, the plans must be stamped by a New York State licensed architect or engineer. We can recommend several architects depending on the type of project.

Can I do my own electrical work in Kent?

No. The Town does not let homeowners perform their own electrical, HVAC or gas work. Electrical permits run through Putnam County Consumer Affairs, and our licensed electrical subcontractor handles them under our supervision.

I'm adding a bedroom. What else is needed?

An added bedroom needs Putnam County Board of Health approval, mainly because of septic capacity. We start that conversation before design is final.
