Budget and Schedule, Honestly

We will not quote a whole-house price from a phone call. After the walk-through we give a written scope with each trade and allowance listed, and we update it as drawings firm up. The schedule depends on BAR timing, permit review and how much of the house is opened, and we explain those dependencies before you sign.

Does a whole-house renovation in Scarsdale need Board of Architectural Review approval?

Only the parts that change the outside of the house. The BAR reviews exterior appearance and meets every two to three weeks; its approval is not a building permit, so we file both when needed.

What does the BAR want to see?

Its rules ask for elevations that show details like fascias, corner boards, gutter returns, downspouts and materials, plus samples. We prepare those with you.

What must the contractor provide?

The Village requires the contractor’s Westchester County home improvement license and insurance certificates before a permit is issued. We supply them.

Can we live in the house during the work?

Often, yes, if we phase the job. We plan which rooms stay usable and when utilities will be off, and tell you before work starts.
