Whole-Home Remodeling in Bedford, NY
Westchester Whole-Home Remodeling Service Serving Bedford
Full renovations of Bedford homes, from historic village houses to country properties, with Town permits, historic review and every trade coordinated by Guardian.
Bedford Asks a Lot Up Front
The Town of Bedford’s permit application asks questions most towns don’t: the zoning district, whether the house is in the Bedford Village or Katonah historic district, whether it appears on the Historic Properties List and at what tier, whether wetlands are nearby and whether the road is State or County. It also requires sealed plans for any structural work and limits construction hours to 8 a.m. to 6 p.m.
For a whole-home renovation, those answers can change the design. We research them before you commit to a plan.

Exterior Work, Finished
The two-story home with green siding and white railings in this photo is a finished Guardian exterior project. In a Bedford whole-home job, the outside is often part of the scope, and in the historic districts it needs Commission approval first.
Many Bedford properties sit on large lots served by septic systems and wells. That affects where additions can go and how many bedrooms a house can carry.

Starting the Conversation
Bring whatever you have to the first meeting: an old survey, past permits, photos of the rooms you want changed, or a wish list. From there we check the historic district and wetland questions, look at septic and well locations, and outline which parts of the job need an architect’s drawings. The result is a written scope you can compare and question before anything is filed.
Working With Our Family
Guardian Remodeling Corp has been building since 1980: five brothers alongside our father, a lifelong builder. We hold Westchester County HIC #WC-38383-H24, carry insurance, pull the permits and give a one-year workmanship warranty. For drawings, we can recommend several architects depending on the type of project. We accept check, credit card, Zelle or cash, with financing available.
Bedford Whole-Home Remodeling FAQs
Where is the Bedford Building Department?
At 425 Cherry Street in Bedford Hills. It covers Bedford, Bedford Hills and Katonah.
When does Bedford require sealed plans?
The Town’s permit application calls for sealed plans when work exceeds $20,000 or involves any structural change, which covers most whole-house renovations.
My home is in the Bedford Village Historic District. What then?
Any work that alters the exterior, including new exterior materials or a paint color change, needs a Certificate of Approval from the Bedford Village Historic District Review Commission before the Town issues a building permit.
Does septic matter for an interior renovation?
It can. The application asks for the septic system on the survey, and adding bedrooms can bring in County Health review. We check before we design.
