Whole-Home Remodeling in Mamaroneck, NY

Westchester Whole-Home Remodeling Service Serving Mamaroneck

Full-house renovations in the Village and Town of Mamaroneck, planned around the BAR calendar, flood-zone limits and licensed trades.

Village, Town and the Shoreline

Mamaroneck is two governments: the Village, which lies on both sides of the Town of Mamaroneck and Town of Rye line, and the unincorporated Town. Each has its own building department and boards. On top of that, parts of the Village are in mapped flood zones along the harbor and the Mamaroneck and Sheldrake rivers.

Before we price a whole-home job here we answer three questions: which building department, which boards, and whether the flood rules apply.

Bathroom remodel with a black-and-white marble-look feature wall, glass walk-in shower with pebble floor and fluted vanity by Guardian Remodeling Corp

Bathrooms Done Right

This bathroom, with a black-and-white marble-look feature wall, a glass walk-in shower with a pebble floor and a fluted vanity, is a Guardian project. In whole-home work we usually redo two or more bathrooms together, along with the kitchen, floors and lighting.

Doing them at once means the plumbing and electrical can be updated in one pass and inspected stage by stage.

Mamaroneck Approvals at a Glance

Village BAR

1st Tuesday and 3rd Thursday, 7:30 p.m.; 18-day submission deadline.

Town BAR

Reviews structures other than one- and two-family houses.

Flood areas

Substantial improvement triggers flood elevation rules.

Coastal zone

Harbor and Coastal Zone Management Commission for some waterfront projects.

How We Keep It Moving

We start interior design while exterior drawings are in front of the BAR, so the board calendar doesn’t hold up the whole project. If flood rules apply, we look at how the scope and costs compare to the value of the structure, and talk through options with you and the architect before anything is filed.

Guardian Remodeling Corp

Guardian is a family builder working since 1980: five brothers alongside our father, who spent his life in construction. We hold Westchester County HIC #WC-38383-H24, carry insurance and give a one-year written workmanship warranty. Licensed, insured subcontractors handle electrical and plumbing under our project manager, and we recommend an architect from several we work with depending on the project. Pay by check, credit card, Zelle or cash, or use financing through HFS Financial.

Mamaroneck Whole-Home Remodeling FAQs

Will my renovation go before the Village Board of Architectural Review?

If the exterior changes, likely yes. The Village BAR meets on the first Tuesday and third Thursday of the month at 7:30 p.m., and submissions are due 18 days before the meeting by 1 p.m. The Building Department’s determination letter says which board, if any, the project needs.

I live in the unincorporated Town. Is it different?

Yes. The Town of Mamaroneck Building Department is at 740 West Boston Post Road, and the Town’s Board of Architectural Review reviews structures other than one- and two-family houses, so a typical house renovation in the Town does not go to it.

Does a flood zone limit a whole-house renovation?

It can. In the Village’s mapped flood areas, a project that counts as a substantial improvement, roughly half the value of the structure or more, has to bring the house up to flood elevation rules. That can change the whole plan, so we check the flood map and the project cost early.

Are there other Village boards?

The Village has several land use boards, including a Harbor and Coastal Zone Management Commission for waterfront-area projects. The Building Department’s letter tells you which apply.
