Basement Finishing in Larchmont, NY
Westchester Basement Finishing Service Serving Larchmont
Turning Larchmont basements into family rooms, offices and guest space, with the Village worksheet, permit and final certificate handled by Guardian.
Small Lots Make the Basement Valuable
Many Larchmont homes sit on compact lots close to the Sound, so adding square footage outward often means zoning questions. The basement is already inside the footprint. Finishing it can add a playroom, an office or a guest room without changing setbacks or lot coverage.
That is why the Village’s Code Compliance Worksheet is the first document we fill out. It shows, in the Village’s own terms, that the project stays inside the existing building.

A Finished Lower Level by Guardian
The basement in this photo, with marble-look floor tile, black walls with white wainscoting and a built-in TV and fireplace wall, is one of our own projects. Finishes like these hold up below grade and make the space feel like part of the house.
In Larchmont, kitchen and bathroom alterations need a permit too, so a basement wet bar or bathroom is filed together with the rest of the plan.

Larchmont Basement Finishing FAQs
Is my house in the Village of Larchmont or the Town of Mamaroneck?
Larchmont addresses are split. The Village of Larchmont posts a Street Finder on its Building Department page so you can confirm. Village homes file at 120 Larchmont Avenue; homes in the unincorporated Town of Mamaroneck file with the Town Building Department at 740 West Boston Post Road.
Does an interior basement need the Village Code Compliance Worksheet?
The Village asks applicants to start with its Code Compliance Worksheet, which compares existing and proposed floor area, coverage, setbacks and excavation. A basement kept inside the existing foundation usually stays out of the land use boards, but the worksheet is how that gets documented.
How long does the Village take to review the permit?
The Village says applications typically take about 3 to 4 weeks to review, in the order they are received, and smaller applications can move faster. Construction cannot start until the permit is issued.
What happens at the end of the job?
The Village requires a Builder’s Affidavit and the Certificate of Completion fee before the final inspection, and then issues a Certificate of Completion or Occupancy. We prepare that paperwork for you.
