Larchmont's Answer: Yes, Bathrooms Need a Permit
Some homeowners hope a bathroom can be redone quietly. In the Village of Larchmont, the Building Department’s own FAQ settles it: bathroom and kitchen alterations need a permit so code compliance can be checked. Moving or removing a wall, even a small one between a bath and a closet, needs a permit too.
Skipping the step is expensive. Work started without a permit is charged at triple the usual fee, and older work done without one has to go through legalization before the Village will sign off. When we take on a Larchmont bathroom, the permit comes first and demolition second.
From Application to Certificate
Applications go to the Building Department at Village Hall, 120 Larchmont Avenue (914-834-4349). With them go the contractor’s insurance certificates, including at least $1 million in general liability naming the Village, workers’ compensation and disability coverage, plus a copy of the Westchester County license. Review takes about three to four weeks once everything is in.
Before the final inspection, the Village asks for a signed Builder’s Affidavit; then it issues the Certificate of Completion or Occupancy. The bathroom in the photo is a Guardian remodel with marble-look tile, a double vanity and a sliding glass shower door.

Larchmont Bathroom Remodeling FAQs
Do I really need a permit to redo a bathroom in Larchmont?
Yes. The Village of Larchmont Building Department’s FAQ asks that exact question and answers yes, because Building Code compliance must be checked. It applies whether you are gutting the room or relocating fixtures.
What happens if work starts without a permit?
The Village charges triple the usual permit fee for work begun without a permit, and older unpermitted work goes through a separate legalization process. Filing first is cheaper and simpler.
Who does the plumbing?
A licensed master plumber. The Village links to Westchester County’s license lookup, and our licensed plumbing subcontractor’s license and insurance go in with the permit.
How long until we can start?
The Village estimates three to four weeks for plan review on a complete application. We use that time to finalize tile, vanity and fixture orders, so material is on hand when the permit arrives.
What warranty do you give on a bathroom?
One year on our workmanship, in writing. Fixture and vanity makers’ warranties are separate.
