Whole-Home Remodeling in Patterson, NY
Westchester & Putnam Whole-Home Remodeling Service Serving Patterson
Renovations of Patterson farmhouses, ranches and lake homes, with Town, County Health and watershed approvals coordinated by Guardian.
An Old Town on the Oblong
Patterson was settled around 1720 on the Oblong, the strip of land along the Connecticut border, and the town name was later changed from its original spelling, Paterson. It still has old farmhouses and stone walls, alongside ranches, colonials and the lake communities around Putnam Lake.
Older houses here often have additions from different decades, wells and septic systems, and heating that has been patched more than replaced. A whole-home renovation brings all of it into one plan.

Bathrooms Planned Into the Whole Layout
This bathroom is a Guardian project, with a marble-look feature wall, a glass walk-in shower with a pebble floor and a fluted vanity. In a whole-house job we place baths where the plumbing stack, venting and septic line make sense, rather than fitting them into leftover space.
If a renovation adds a bath or bedroom, Putnam County Health typically reviews the floor plan before the Town permit.

Planning the Work
- Demolition: any partial demolition is permitted before it starts.
- Meetings: the Building Inspector meets by appointment, and Town Hall hours are 9 to 5, or 9 to 4 in July and August.
- Old additions: we check how each section was framed before deciding what stays.
- Systems: heating, electrical and plumbing replaced while walls are open.

Patterson Whole-Home Remodeling FAQs
Who reviews a renovation in Patterson?
The Patterson Building Department at Town Hall, 1142 Route 311 (845-878-6319, ext. 20 or 21). Depending on the job it may work with Putnam County Health, Putnam County Consumer Affairs, NYC DEP, the Planning Board and the Zoning Board of Appeals.
Does taking down part of the house need its own permit?
Yes. Patterson requires a demolition permit for removing any portion of a structure, so gutting rooms or removing an old addition is filed along with the renovation.
Will the renovation change our assessment?
It may. Patterson notes that building permits can lead to a review by the Assessor. We can’t predict the outcome, but you should expect that a major renovation may be looked at.
When is the job officially finished?
After the final inspection, the Building Department issues a Certificate of Occupancy or Compliance. We schedule that inspection and gather what it needs.
