Home Additions in Patterson, NY

Westchester & Putnam Home Addition Service Serving Patterson

Additions, second floors, accessory apartments and garages for homes in Patterson and Putnam Lake, planned around the Town’s coverage limits and County Health rules.

Patterson: Small Lake Lots and Big Country Lots

Patterson’s houses fall into two broad groups. In Putnam Lake, created in 1930 when Morlock Brook was dammed, many homes are former summer bungalows on small lots in the RPL-10 district. Across the rest of town, along the Great Swamp and the East Branch of the Croton River and up into the hills, homes are in the R-1, R-2 and R-4 districts, where minimum lots run from one to four acres.

That split shapes every addition. On a Putnam Lake lot, coverage and setbacks leave little room, so the answer is usually a second floor. On a country lot, there’s room to build out, but coverage is capped at 6 percent in R-2 and R-4, and wetlands, wells and septic fields decide where the new space can go.

Patterson Home Addition FAQs

Can we add an accessory apartment in Patterson?

Possibly. The Town Code allows an accessory apartment by special use permit from the Zoning Board of Appeals. It can have one bedroom, must be between 400 and 600 square feet and no more than 35 percent of the combined living area, and needs its entrance on the side or rear. Putnam County Health approval is required, plus a water test if the house is on a private well.

How big can an addition be on our lot?

Patterson limits building coverage by district: 10 percent of the lot in RPL-10 and R-1, and 6 percent in R-2 and R-4. Height is limited to 30 feet and two and a half stories in all of those districts. Setbacks grow with lot size, from 15 feet front and side in RPL-10 to 40 feet and more in R-2 and R-4.

What plans does the Building Department need?

Three sets of plans stamped for Energy Code compliance, filed with the Building Department at Town Hall, 1142 Route 311. The contractor and trades must hold Putnam County licenses.

Who inspects the electrical work?

The Town of Patterson has done its own electrical inspections since December 2022, so the Building Department handles those along with the other inspections.
