Village or Town? Start With Your Street

A Larchmont address can belong to two different governments. The Village of Larchmont has its own Building Department at Village Hall, 120 Larchmont Avenue, while some streets with a Larchmont mailing address sit in the unincorporated Town of Mamaroneck. The Village posts a Street Finder for exactly this question, and it is the first thing we check, because it decides which office reviews your kitchen.

Inside the Village, a kitchen remodel is permit work. The Building Department’s own FAQ says kitchen and bathroom alterations need a permit so code compliance can be checked, and taking out or moving a wall to open the room needs one too. The kitchen in the photo is a Guardian project with raised-panel cabinets and a dark island.

What the Village Wants From Your Contractor

Larchmont is specific about paperwork. Before a permit is issued, the contractor files proof of coverage, and the Village is named on the liability certificate.

Insurance certificates

Workers’ compensation, disability coverage and at least $1 million in general liability naming the Village of Larchmont.

A license copy

A copy of the contractor’s Westchester County home improvement license, or the plumbing or electrical license for trade permits. Ours is Westchester County HIC #WC-38383-H24.

Lead-safe work

Homes built before 1978 may have lead paint. The Village links to the EPA’s lead-safe certified firm search, and we follow lead-safe practices when we disturb old paint.

Builder's Affidavit

Signed before the final inspection, so the Village can issue the Certificate of Completion or Occupancy.

Planning the Weeks Around Village Rules

Plan review takes about three to four weeks once the application is complete. Work started without a permit is charged at triple the usual fee, and older unpermitted work can be legalized only through a separate process, so we file first and start second.

During the job, Village hours set the rhythm: 8 AM to 7 PM on weekdays and 9 AM to 6 PM on Saturdays, with no audible power tools on Sundays or holidays. We schedule demolition and tile cutting on weekdays and keep Saturdays for quieter work if we use them at all.

Plumbing and electrical are done by licensed, insured subcontractors for specialty trades, supervised by a Guardian project manager. The Village links to Westchester County’s master plumber and electrician lookup, so you can check their licenses yourself. Guardian has been remodeling since 1980; see finished rooms on our kitchen remodeling page or read our Google Reviews.

Larchmont Kitchen Remodeling FAQs

Does a kitchen renovation in Larchmont need a building permit?

Yes. The Village of Larchmont’s Building Department FAQ answers that question directly: kitchen and bathroom alterations need a permit because Building Code compliance has to be checked. Moving, adding or removing an interior wall also needs one.

How long does the Village take to review the application?

The Village’s FAQ estimates roughly three to four weeks for a complete application. We build that into the start date on your estimate rather than promising demolition next week.

What hours can the crew work?

Village rules allow construction Monday through Friday 8 AM to 7 PM and Saturday 9 AM to 6 PM. Audible power tools aren’t allowed on Sundays or holidays, so Saturday is a lighter day for noisy work.

My mailing address says Larchmont. Is my house in the Village?

Not always. Part of the Larchmont mailing area is in the unincorporated Town of Mamaroneck, which has its own building office. The Village posts a Street Finder for this. We check your street before anything is filed.

What warranty comes with the kitchen?

One year on our workmanship, in writing. Cabinet, countertop and appliance warranties come from the manufacturers and are passed on to you.
