Big Roofs, Many Planes

Purchase has been settled since the late 1600s, when John Harrison’s land purchase gave the area its name, and its Friends meeting house dates to 1727. Today it is better known for estate lots, college campuses and corporate headquarters. For a roofer, what stands out is scale: many Purchase houses have wings, attached garages and pool houses, each with its own roof, so a single job can mean a dozen planes, several valleys and multiple chimneys.

That changes how we estimate. We measure every section, inspect the attics we can reach, and list each roof area separately so you can see what it costs to do the main house now and an outbuilding later. Drone photos help on roofs that are hard to walk; the one above shows new roof decking on one of our own builds.

When the Roofline Matters to Harrison

Harrison’s Architectural Review Board doesn’t judge architectural style. Section 235-66 asks whether a design is excessively similar or dissimilar to its neighbors, and among the features it can weigh is the roof line and slope, including gable or hip type and how far the eaves overhang. That’s why a straight replacement rarely raises questions, while raising a ridge, adding dormers or flattening a section can.

When review applies, we file the extra drawings, photograph your house and its neighbors, and attend the Board’s second-Tuesday meeting. Approval from the Board doesn’t replace the permit, so the Building Department still signs off before we start. Most roof-only jobs never get that far, and we tell you which group yours falls into before you sign.

What We Do on Every Purchase Roof

Full tear-off

Old layers removed to the deck so every board can be checked.

Ice barrier

At eaves, valleys and around skylights and chimneys.

New metal

Drip edge, step, counter and valley flashing replaced, not reused.

Site care

Lawns, beds and long driveways protected; swept for nails daily.

Who Is on Your Roof

Since 1980 we’ve been our family team of five brothers, working alongside their father, and today GAF lists Guardian as a GAF Certified™ Roofing Contractor (2026). On a Purchase job, licensed and insured roofing subcontractors do the installation, and one Guardian project manager oversees them, files with Harrison and walks every section of the finished roof with you. Purchase Roofing FAQs

Is a Purchase roof permitted by Harrison?

Yes. Purchase is a hamlet of the Town/Village of Harrison, and roofing permits come from the Building Department at 1 Heineman Place, open weekdays 9 to 5 (9 to 4 in summer). The department notes that proper licensing or insurance is required for every permit.

Will the Architectural Review Board look at my new roof?

It depends on what changes. Roof line and slope, including the type of roof such as gable or hip and the overhang of the eaves, is one of the features the Board weighs under Section 235-66. A like-for-like re-roof doesn’t change those; a new roof shape, raised ridge or added dormers can bring the job before the Board.

Do I have to go to the Board meeting?

The Harrison permit package says the applicant or a representative must attend. When your roof is on the agenda, someone from Guardian goes with you, or for you, on the second Tuesday of the month.

Does Board approval mean I can start?

No. The permit package states that Architectural Review Board approval does not constitute building permit approval. The Building Department still issues the permit before tear-off starts.

How is a large roof warrantied?

Every roof section we install gets the same written terms: 10 years on the roof, 1 year on other workmanship. The shingle manufacturer’s product warranty comes on top of ours.
