Roofing in Putnam Valley, NY

Westchester & Putnam Roofing Service Serving Putnam Valley

Roof replacement and repair for Putnam Valley’s lake houses, hillside homes and wooded properties, permitted through the Town of Putnam Valley and managed by a Guardian project manager.

Roofs in the Woods

Putnam Valley is one of the most heavily wooded towns we work in. It has steep lots along Lake Oscawana, Roaring Brook Lake and Lake Peekskill, and homes back up to state parkland. That’s beautiful, and it’s hard on roofs.

  • Falling limbs in storms crack shingles and dent gutters.
  • Leaves and needles collect in valleys and behind chimneys, where they hold water.
  • Shade keeps north slopes damp, which lets moss and algae grow and shortens shingle life.
  • Power outages mean many homeowners are adding generators and solar, which affects roof planning.

Permits in Putnam Valley

The Town of Putnam Valley is clear that roof replacements need a permit, as do solar panels, HVAC replacements, generators and interior renovations. The building permit application asks for a description of the work, whether the site is in a floodplain, and information about the contractor. Applications must be complete to be accepted.

Your Guardian project manager prepares and files the application and schedules the work around the permit, so you don’t have to make trips to Town Hall on Oscawana Lake Road.

Putnam Valley Roof Projects

Lake cottage re-roof

Multiple small sections, low-slope porches and tight access on a steep lot.

Roof before solar

A new roof timed with a solar installation, so the panels go on a roof with decades of life left.

Storm repair

Temporary dry-in after limb damage, then permanent repair with matching shingles where possible.

Ice dam fix

Ice barrier, attic air sealing and ventilation, the combination that actually stops it.

Putnam Valley Roofing FAQs

Does Putnam Valley require a permit for a roof replacement?

Yes. The Town of Putnam Valley Building & Zoning department has reminded residents that every phase of construction needs a permit, including roof replacements, solar panels and generators. We file the application with the Town, including the floodplain and contractor sections.

Our lake house is close to the water. Does that matter?

It can. The Town’s application asks whether the site is in a floodplain, and lakefront lots around Lake Oscawana, Roaring Brook Lake and Lake Peekskill are often tight and steep. Access for materials and debris removal takes planning.

We want solar panels. Should we re-roof first?

If your roof is more than halfway through its life, usually yes. Removing and reinstalling panels later adds cost. We can re-roof first and coordinate the timing with your solar installer.

Why does moss grow on the north side of my roof?

Shade and moisture. Putnam Valley’s heavy tree cover keeps slopes wet. Trimming overhanging limbs and algae-resistant shingles help, and we don’t pressure-wash shingles because it strips the granules.

Do you handle storm damage?

Yes. After high winds or a fallen limb, we tarp or temporarily dry in the roof, document the damage with photos, and then repair or replace it.

When can I drop off a Putnam Valley building permit application?

Putnam Valley Building & Zoning (845-526-2377) at Town Hall, 265 Oscawana Lake Road, takes applications Monday to Friday, 10 to 3, and does not accept incomplete ones. Plans filed on or after January 1, 2026 must meet the 2025 New York State codes. We assemble the full package, including our Putnam County HIC #52594, before it goes in.

What warranty comes with a Putnam Valley roof?

Ten years on the roof and one year on the rest of our workmanship, in writing. The shingle manufacturer’s warranty is separate. See our roof replacement & repair page for how we build the roof system.
