Remodeling Contractor in Garrison, NY

Westchester & Putnam Home Remodeling Service Serving Garrison

Thoughtful renovations, additions, kitchens, baths and roofing for Garrison homes, from Garrison’s Landing to the hillsides off Routes 9 and 9D. Philipstown permits, the stretch energy code and wetland rules handled by one project manager.

Houses in the Hudson Highlands

Garrison sits in the Hudson Highlands across the river from West Point, with Garrison’s Landing and its train station at the water’s edge and the land rising steeply behind it. Homes range from 19th-century estates and farmhouses to mid-century houses tucked into the woods and newer homes built for the views.

The landscape is the attraction and the challenge. Steep driveways, rock, streams and wetlands, private wells and septic systems all shape what a renovation can do and how materials get to the house.

Three Things to Know Before Renovating in Garrison

Stretch energy code

Philipstown has adopted the NYStretch Energy Code. Plans for additions and major renovations are designed to its stricter insulation and air-sealing standards.

Wetlands review

The Town’s wetlands law reaches into buffers around streams and wetlands. Major applications go to the Conservation Board.

Septic & wells

Most homes are on private systems. A new bedroom triggers Putnam County Health Department review.

Our Work in Garrison

Garrison clients often want to improve a house without losing its character: a kitchen rebuilt inside an old farmhouse, a bathroom added under the eaves, a porch replaced to match the original, or a new wing designed to look like it has always been there. We take care with old framing, stone foundations and plaster, and we plan around houses that may have been altered many times.

  • Kitchens. Layouts reworked inside older homes, with cabinetry and ventilation designed for the space.
  • Bathrooms. Primary baths and added baths, with septic capacity checked first.
  • Roofing. Slate-look, cedar and architectural shingle roofs on steep, exposed sites.
  • Additions. Wings and second floors designed to the stretch code.
  • Custom homes. New houses and rebuilds on wooded and hillside lots.

Getting Materials Up the Hill

Access shapes the schedule. Long, steep driveways may limit truck size, and winter can close them to deliveries. We plan staging areas, smaller loads and timing so the job keeps moving, and we protect lawns, stone walls and septic fields from equipment.

A Guardian project manager runs each job, with licensed, insured subcontractors for electrical and plumbing, and Philipstown inspections scheduled in sequence.

Garrison Remodeling FAQs

Who issues building permits in Garrison?

Garrison is a hamlet of the Town of Philipstown. The Town’s Building Department is at 2 Cedar Street in Cold Spring, (845) 265-5202, separate from Town Hall at 238 Main Street.

What does it mean that Philipstown is a stretch code community?

The Town has adopted the NYStretch Energy Code, which is stricter than the base New York energy code. Architects and engineers preparing plans for a Garrison project need to design to it, and it affects insulation, windows, air sealing and mechanical systems.

Are wetlands a big issue?

Often. Philipstown’s wetlands law covers wetlands, streams and their buffers, and the Conservation Board hears larger applications. A 2023 Conservation Board wetlands application at Garrison’s Landing, for example, covered porch demolition, foundation work, deck footings, drainage and regrading.

My house is on a well and septic. What changes when I renovate?

Adding a bedroom means a Putnam County Department of Health review of the septic system. Kitchen and bath remodels without new bedrooms usually don’t, but we still locate the tank and field before heavy equipment arrives.
