Home Additions in Garrison, NY
Westchester & Putnam Home Addition Service Serving Garrison
Thoughtful additions for Garrison homes on hillside and river-view lots, from design through Philipstown approvals and construction.
Adding On Among the Hudson Highlands
Garrison takes its name from Isaac Garrison’s ferry across the Hudson to West Point. The Garrison Landing Historic District, listed on the National Register in 1982, sits between the river and the railroad, and estates like Boscobel and Russel Wright’s Manitoga are nearby.
Homes here are often on steep, wooded, rocky lots, and many owners want an addition that looks like it has always been there. That means matching rooflines and materials and using stone or board-and-batten where it fits.

What a Garrison Addition Involves
Each lot is different, but these questions come up on almost every Garrison project.
Topography
Ledge rock and slopes affect excavation, the foundation and drainage.
Grading permits
Philipstown regulates excavation, filling, grading and clearcutting separately.
Energy code
NYStretch requirements shape insulation, windows and mechanicals.
Septic capacity
Bedroom count drives septic sizing under state rules.
Access
Narrow, steep driveways affect deliveries and equipment.
Design fit
Rooflines, siding and stone matched to the original house.
Built by Guardian
The stone-and-timber home pictured above is one of Guardian’s builds, with stone veneer walls, a stone chimney and black-framed windows. Guardian has been in construction since 1980 and holds Putnam County HIC #52594. Our licensed, insured subcontractors handle plumbing, electrical and HVAC, supervised by a Guardian project manager.
Every addition comes with our one-year workmanship warranty. Financing available, and you can read our Google Reviews.
Living in the House During Construction
Most Garrison clients stay home while we build. We close off the work area, run a separate path for the crew where the site allows, and wait until the addition is weathertight before opening into the existing house. You will know each week what is happening and when inspections are due.
Garrison Addition Questions
Who issues permits for additions in Garrison?
Garrison is a hamlet in the Town of Philipstown, so the Philipstown Building Department at 2 Cedar Street in Cold Spring (845-265-5202) handles permits and inspections.
What does Philipstown need with an application?
Its guidelines call for two sets of plans, workers’ comp and liability certificates naming the town, copies of Putnam County licenses, an owner authorization if someone else applies, and a portable toilet on site during construction.
We need to regrade for the foundation. Is that a separate permit?
Possibly. Philipstown has a separate Excavation, Filling, Grading and Clearcutting package. On steep Garrison lots it often applies, and we sort it out during design.
Will the energy code affect the design?
Yes. Philipstown is a NYStretch energy code community, so an addition must meet tougher insulation and efficiency standards than the base state code.
How does septic factor in?
New York sizes septic systems by the number of bedrooms, so a bedroom addition on a septic lot may need a review or an upgrade. We look at that before design gets far along.
