A Lake Built for Summer Weekends

Putnam Lake was developed between 1928 and 1931 by the Smadbeck brothers, working with the New York Daily Mirror, which sold the lots to its readers. Morlock Brook was dammed to create the lake, and lots were laid out at 20 by 100 feet, according to the Patterson town historians.

Over the decades the summer bungalows were enlarged and winterized, and outhouses gave way to small septic systems. By 2013 there were about 1,230 homes. That history shapes the roofs we see today: original small roofs with additions attached, low-slope sections over enclosed porches, and framing that may have been sized for a summer cottage rather than a year-round house.

Do roofs in Putnam Lake need a permit?

Yes. Putnam Lake is in the Town of Patterson, and the Town requires a building permit for all roofing work. The license and insurance on file must specifically cover roofing, and ours do.

My house started as a summer bungalow. Is that a problem for a new roof?

Not a problem, but it’s something we plan for. Bungalows that were enlarged over the years often have several roof sections built at different times, sometimes with different pitches and framing. We check how each section is framed and where they meet, because those joints are where the leaks usually are.

The houses are close together. How do you protect my neighbors?

Putnam Lake was laid out on small lots, so we plan dumpster placement, protect neighboring walls and plantings during tear-off, and sweep for nails every day.

Can you add a dormer or raise a roof?

What's the warranty?

Ten years on the roof, one year on the rest of our workmanship, both in writing, plus the shingle maker’s own warranty.

Where is the Patterson Building Department?

Putnam Lake is a hamlet in the Town of Patterson. The Building Department is at Town Hall, 1142 Route 311, Patterson (845-878-6319). It asks for at least 24 hours’ notice to book an inspection, so we schedule them ahead of the crew’s next step.
