Planning for Well Water

Garrison homes usually draw from a private well. Before we choose a rain head or a body-spray system, we check the pump and pressure tank, because a large shower can use more water than an older system supplies. We also look at the water heater, so the new tub can actually be filled with hot water.

What does Philipstown need with a bathroom permit application?

Its application guidelines ask for two sets of plans, proof of workers’ compensation and liability insurance naming the Town, copies of the contractor’s Putnam County licenses and the owner’s authorization. We prepare the whole package.

Our house has a well and septic. What changes?

If the remodel changes the floor plan, for example turning a bedroom into a bath, the Putnam County Health Department must approve it before the building permit. A like-for-like bathroom remodel usually doesn’t need that review.

Can you work in a historic house?

Yes. Garrison has many older homes, and we plan around plaster walls, old framing and original trim. If the house is in the Garrison Landing Historic District, we check whether any exterior change needs review.

How do we pay?

Check, credit card, Zelle or cash, paid to Guardian. Philipstown warns residents that the Town never takes wire transfers, a good reminder to be careful with any request to wire money.
