Custom Home Builder in Ardsley, NY
Westchester Custom Home Building Service Serving Ardsley
Replacement homes and new construction in the Village of Ardsley, designed to pass the Board of Architectural Review and built start to finish by Guardian.
Building New in a Compact Village
Ardsley is a small, fully built village with the Saw Mill River and Sprain Brook both running through it, and almost every new house here replaces an older one. That makes the design question as much about the street as the house. The Village Board of Architectural Review looks at every exterior plan and can reject a design that is too similar to its neighbors or too out of character with them.
We plan new homes with that in mind: a massing and roofline that sit comfortably next to the houses on either side, and materials the Board can see in the submission.

What a New-Home Application Includes
- At least three sets of sealed construction documents, per Village Code
- A site plan drawn from a boundary survey, with distances to lot lines and flood hazard areas where they apply
- Topography and a stormwater drainage and containment plan
- Fire sprinkler plans, required for new construction
- Photos of the site and each neighboring house for the Board
- The zoning worksheet, in triplicate
The Building and Code Enforcement office at 507 Ashford Avenue reviews the package before it goes on the Board’s agenda. We prepare it with your architect and go to the meeting with you.

A Builder You Can Reach
Guardian has built and remodeled homes since 1980. We are five brothers working alongside our father. We hold Westchester County HIC #WC-38383-H24, pull the permits, and use licensed, insured subcontractors for electrical and plumbing under our supervision. Every home carries a one-year workmanship warranty in writing. We never quote prices or timelines before the lot and design are reviewed. Financing available.
Ardsley New Home FAQs
Does a new house in Ardsley need fire sprinklers?
The Village’s permit procedure lists fire sprinkler plans as required for all new construction. Your architect includes them in the drawings, and we coordinate the sprinkler contractor with the plumbing.
Do we need a bond for construction trucks?
Possibly. The Village procedure notes that if vehicles over 10 tons will be used more than once in a week, a bond must be filed under the Village Code. Excavation, concrete and lumber deliveries on a new house usually trigger it.
How long does an application stay open?
The Village’s application form says it is considered abandoned six months after filing unless a permit has been issued. We keep the Board and plan review moving so it does not lapse.
Can the old house be demolished first?
A demolition permit is needed, and the Village Code requires a permit for demolition just as it does for construction. We usually file both together so the lot is not left empty waiting on approvals.
