Even a Roof Needs a Permit Here

Larchmont requires a building permit to replace a roof, even when only the shingles are changing, and the application includes the contractor’s estimate. Kitchen and bath alterations and wall changes need permits too.

At the end of a job, the Village asks for a Builder’s Affidavit before it issues the certificate of compliance or occupancy. We keep that paperwork organized from the first day, so closing out the permit is quick and the record is clean when you eventually sell.

Is ARB approval the same as a building permit in Larchmont?

No. The Village is clear that Architectural Review Board approval is not a permit. After the ARB signs off, the building permit still has to be issued, and the work must match the approved drawings.

How long does Village plan review take?

The Village estimates about three to four weeks for review. We order long-lead materials during that time.

When can work happen?

Village construction hours are 8 a.m. to 7 p.m. on weekdays and 9 a.m. to 6 p.m. on Saturdays, with no loud power equipment on Sundays or holidays.

What if work was done without a permit?

The Village charges triple the permit fee for work started without one, plus legalization costs. It is cheaper to file first, and we always do.

Is my Larchmont address in the Village or the Town?

Many Larchmont-addressed homes are in the unincorporated Town of Mamaroneck, not the Village. The Village of Larchmont has a Street Finder on its Building Department FAQ page.
