General Contractor in Ossining, NY

Westchester General Contracting Service Serving Ossining

Kitchens, baths, additions and exterior updates in the Village and Town of Ossining, with one Guardian project manager handling permits, paperwork and trades.

Village Paperwork Is Specific

Ossining’s Village building application is precise about paperwork. Insurance must name the Village at 16 Croton Avenue, state workers’ comp and disability forms are required instead of ACORD certificates, and a copy of the contractor’s Westchester County license goes with the file. Permits are filed online through the Village’s CitySquared system.

Small mistakes in that paperwork can cost weeks. Guardian prepares it all, so you are not chasing forms.

Historic Districts and Design Review

The Downtown Ossining and Sparta historic districts carry extra review by the Historic Preservation Commission, and we build that step into the schedule before any exterior work starts. Outside those districts, the Planning Board still reviews exterior alterations that need a permit.

Interior kitchen and bath work rarely triggers design review, but it still needs building, plumbing and electrical permits in the right order.

What a Guardian Project Includes

One estimate

A written scope that covers every trade.

Permit filing

Building permit first, then trade permits.

Supervised trades

Licensed, insured subcontractors for plumbing and electrical.

Inspections

Booked and attended through final sign-off.

Homes Above the Hudson

Ossining’s streets climb steeply from the river, with 19th-century houses near downtown and postwar homes farther out. Hillside lots make deliveries and dumpster placement a real planning item, so we look at access on the first visit.

Ossining General Contractor FAQs

Is my home in the Village or the Town of Ossining?

They have separate building departments. The Village, incorporated in 1813 under the name Sing Sing, covers the riverfront and downtown. The Town covers the unincorporated areas around it, and part of Briarcliff Manor is also in the Town. We confirm the jurisdiction from your address first.

What insurance paperwork does the Village want?

The Village’s application asks for liability insurance naming the Village of Ossining, 16 Croton Avenue, as certificate holder and additional insured, plus New York workers’ comp and disability forms C-105.2 and DB-120.1. ACORD certificates are not accepted for those.

When do the plumber and electrician file?

In the Village, Westchester-licensed electricians and plumbers apply for their permits after the building permit is issued. We schedule their filings so work does not stall.

Is there design review in the Village?

Yes. The Planning Board serves as the Board of Architectural Review for exterior alterations that need a permit, and the Historic Preservation Commission issues certificates of appropriateness in the historic districts.
