General Contractor in Garrison, NY

Westchester & Putnam General Contracting Service Serving Garrison

Renovations, additions and new construction on Garrison’s hillside and river properties, with Philipstown permits, insurance filings and the trades handled by one team.

A Hamlet With Town-Level Requirements

Garrison has no village government, so everything runs through the Town of Philipstown. The Town’s checklist is specific: two plan sets, insurance certificates naming the Town, the contractor’s Putnam County licenses, the owner’s authorization and a portable toilet on site. Philipstown is also a NYStretch energy code community, which affects insulation and mechanical design on bigger projects.

We take care of that checklist ourselves and keep the certificates current for the length of the job.

River Landings and Hillside Estates

The hamlet takes its name from Isaac Garrison’s ferry to West Point. Nearby are Boscobel, the early-1800s mansion that was moved here from Montrose, and Manitoga, the home and landscape of designer Russel Wright. Most Garrison houses sit on large, wooded lots well above the river.

Planning Around the Land

On a Garrison property, the lot often sets the budget as much as the house does. A long gravel drive may limit the size of delivery trucks, a slope may call for silt fencing and careful staging, and a septic field or well can rule out the obvious spot for an addition. We walk the whole site with you on the first visit, mark where materials and dumpsters can go, and build those details into the written estimate instead of discovering them in week three.

Garrison General Contractor FAQs

Which building department covers Garrison?

Garrison is a hamlet in the Town of Philipstown, so permits come from the Philipstown Building Department (845-265-5202).

What does Philipstown require with an application?

Its application guidelines call for two sets of plans, workers’ compensation and liability certificates naming the Town, copies of the contractor’s Putnam County licenses, owner authorization, and a portable toilet on site during construction. We supply all of it.

Is Garrison Landing a historic district?

Yes. The Garrison Landing Historic District, between the Hudson River and the railroad, was listed on the National Register of Historic Places in 1982.

Do you build on steep or wooded lots?

Yes. Many Garrison properties have long driveways and slopes, so staging, deliveries and erosion control are part of our planning from the first visit.
