Basement Finishing in Briarcliff Manor, NY
Westchester Basement Finishing Service Serving Briarcliff Manor
Lower levels on Briarcliff’s hills often have daylight on one side. Guardian designs around that and runs the Village permit from start to finish.
Hillside Lots, Brighter Basements
Briarcliff Manor grew from Walter Law’s Briarcliff Farms and was incorporated as a village in 1902. Much of it is hilly, and many houses are set into slopes, so the basement often walks out at grade on the downhill side. That makes a big difference in how the finished room feels.
We plan the brightest wall for the main living area, and put storage, mechanicals and a bathroom on the buried side where daylight matters less.

Structure Comes First
The photo shows a header beam, stud walls and a stair opening framed by Guardian. In basements we often relocate or open up stairs and frame soffits around beams and ducts. Getting that structure right is what makes the finished room feel open.
When a beam or post has to move, we bring in an architect or engineer from the several we can recommend, and their stamped drawings go to the Village with the application.

Briarcliff Manor Basement Finishing FAQs
Where do Briarcliff Manor homeowners file?
With the Village Building & Engineering Department at 1111 Pleasantville Road (914-944-2770), open weekdays 8:30 a.m. to 4:30 p.m., with shorter Friday hours in summer. The same office takes building, electrical and plumbing permits and issues Certificates of Occupancy.
My address says Ossining or Mount Pleasant. Who has jurisdiction?
The Village of Briarcliff Manor spans parts of both the Town of Mount Pleasant and the Town of Ossining. If the house is inside Village limits, the Village Building Department handles the permit regardless of which town it sits in.
Can a walkout basement open onto the yard?
Often, on sloped lots. A new exterior door or areaway changes the outside of the house, and Briarcliff’s Architectural Review Advisory Committee looks at exterior appearance. If digging or regrading near trees is involved, the Village Tree Law may also apply.
Do you use licensed electricians and plumbers?
Yes. Licensed, insured subcontractors handle electrical and plumbing, under permit and supervised by our project manager.
