Whole-Home Remodeling in Hawthorne, NY
Westchester Whole-Home Remodeling Service Serving Hawthorne
Full renovations of Hawthorne’s capes, colonials and ranches, filed through Mount Pleasant’s paperless permit system and managed start to finish by Guardian.
A Hamlet Built Lot by Lot
Hawthorne’s streets took shape when local farms were cut into house lots near the railroad station at the end of the nineteenth century. Later decades filled in the streets with more single-family houses. The result is a hamlet of modest lots and homes that have often been updated piecemeal over the years.
A whole-home renovation starts over with a single plan: layout, heating, electrical, plumbing, kitchen, baths and finishes, done in the right order with one set of inspections.

Open Framing, Before the Finishes
This photo is from a Guardian project, showing interior framing and rough-in for an open floor plan. In a Hawthorne cape or ranch, removing a wall between kitchen and living room changes how the whole house works.
We size headers with a design professional, then run the new wiring, plumbing and ductwork while the framing is open, and invite you to walk through before drywall.
Replacing Old Systems the Right Way
- Oil tanks: removal is permitted work, and larger tanks also carry a County Health registration.
- Heat pumps: sized from load and duct calculations rather than rules of thumb.
- Electrical: a service and panel upgrade is often needed when kitchens, heat pumps and EV chargers are added.
- Plumbing: old galvanized or cast iron lines replaced while walls are open.

Hawthorne Whole-Home Remodeling FAQs
How are permits filed in Hawthorne now?
Hawthorne has no village government, so the Town of Mount Pleasant issues its permits. The Town went fully paperless on July 1, 2026, with filings made through its Online Service Center, and the 2025 New York State codes apply to everything filed this year. We submit and follow the application for you.
What paperwork closes out a whole-house renovation?
After the final inspection, Mount Pleasant issues a Certificate of Occupancy or Compliance. Before that, the Town wants a notarized statement of what the job actually cost, plus the electrical certificate for any wiring work. We gather those as the job finishes.
Can we replace an oil boiler with heat pumps?
Yes, and it is common in whole-home work. Mount Pleasant expects heat pumps to be installed by a contractor licensed in Westchester, backed by room-by-room heat loss, duct design and equipment sizing calculations. Taking out an oil tank calls for both a building and a plumbing permit.
Can we stay in the house during the work?
Sometimes, if the work is phased and a bathroom and kitchen area stay usable. For a full gut most families move out. We plan both options before you choose.
