Whole-Home Remodeling in Southeast, NY

Westchester & Putnam Whole-Home Remodeling Service Serving Southeast

Full-house renovations across the Town of Southeast, from Sears Corners to the Peach Lake side, planned and permitted by one Guardian project manager.

One Town, Many Kinds of Houses

The Town of Southeast wraps around the Village of Brewster in the eastern corner of Putnam County, along I-84, I-684 and Route 22. Its housing runs from older homes near the village to raised ranches, colonials and newer subdivisions, and many properties depend on wells and septic systems while others are on central sewer.

That mix is why a whole-home renovation here starts with a few basic questions: septic or sewer, how many bedrooms now and after, and whether any exterior work will need a board.

Kitchens Built for How Families Live Now

This kitchen island is from a Guardian project, with a waterfall quartz edge, natural wood cabinets and a built-in beverage fridge. In a Southeast raised ranch, moving the kitchen into the old dining room is a common change that reshapes the whole upper level.

Because the cost and structural scope push past $10,000 quickly, we plan stamped drawings from the start.

What Does Not Need a Permit

Southeast’s FAQ says painting, decorating and repairs that don’t materially alter structural features generally don’t need a permit. A whole-home renovation goes well beyond that, but if you only want to refresh finishes in some rooms, we will tell you which parts of the job need filing and which don’t.

Southeast Whole-Home Remodeling FAQs

When does Southeast require stamped plans?

According to the Town’s FAQ, plans must be stamped by a design professional when the cost of the work exceeds $10,000 or the work is significantly structural. A whole-home renovation almost always crosses that line, so we bring in an architect from those we recommend.

Can we turn a den or office into a bedroom?

Not without approval. Southeast does not allow a room to be converted to a bedroom without a building permit and either County Board of Health approval for septic homes or the Town Special Districts Administrator for homes on central sewer.

Which boards might review our project?

The Building Department refers applications to the Zoning Board of Appeals, Planning Board or Architectural Review Board when required. Purely interior work rarely needs a board, but additions and exterior changes can.

Is Brewster the same department?

No. The Village of Brewster sits inside the Town of Southeast but has its own building department. We confirm which one covers your address before filing.
