Kitchen Remodeling in Southeast, NY
Westchester & Putnam Kitchen Remodeling Service Serving Southeast
Kitchen remodels for homes in the Town of Southeast, from Sears Corners to Peach Lake and the roads around Brewster. Stamped plans, Town and County approvals and licensed trades. Since 1980.
Southeast Kitchens and the Paperwork Behind Them
The Town of Southeast covers the strip of land known as the Oblong, settled under the 1731 Treaty of Dover, plus the reservoirs and lakes that feed New York City’s water supply. Most homes here are on wells and septic systems, which shapes what a kitchen remodel involves.
| Requirement | When it applies | Source |
|---|---|---|
| Building permit | Before any construction, alteration or new plumbing or electrical | Town of Southeast |
| Stamped plans | Over $10,000, or significant structural work | Town Code |
| Plumbing permit | Separate form for the plumber | Town of Southeast |
| Health Department approval | Renovations that change the floor plan, on septic | Putnam County Health Dept. |

Open Plans for Raised Ranches and Colonials
Much of Southeast was built out after Interstate 84 and Route 22 made commuting easier, so we see plenty of raised ranches and center-hall colonials. In both, the kitchen is usually closed off from the living space by a bearing wall. Removing it means a beam, posts and stamped plans, and because the floor plan changes, a check with the County Health Department.
The kitchen in the photo is a Guardian remodel: white raised-panel cabinets with a dark contrasting island.

Southeast Kitchen Remodeling FAQs
When does a Southeast kitchen need stamped plans?
The Town Code requires drawings by a licensed design professional when the estimated cost of construction is over $10,000 or the Building Inspector considers the work significantly structural. Most full kitchen remodels cross that line, so we plan for stamped plans.
Is there any kitchen work that doesn't need a permit?
According to the Town, painting, decorating and repairs that don’t materially alter structural features, such as fixing a frozen pipe or a broken outlet, don’t need one. New plumbing, electrical or walls do.
Does the County Health Department get involved?
It can. The Putnam County Health Department says renovations that change an existing floor plan need its approval before a building permit is issued, because septic systems are sized by bedroom count. A second kitchen can also raise the expected flow. We check this early.
Where is the Southeast Building Department?
At 1 Main Street in Brewster, phone 845-279-2123. The Town has separate forms for building, plumbing and small projects, plus a checklist for scheduling inspections.
What warranty do you offer?
One year on our workmanship, in writing, plus the manufacturers’ warranties on cabinets, counters and appliances.
