Home Additions in Southeast, NY
Westchester & Putnam Home Addition Service Serving Southeast
Bedroom wings, family rooms and second stories for homes in the Town of Southeast, designed, permitted and built by Guardian.
Building On in the Town of Southeast
Southeast sits on the land once called the Oblong, a strip that New York gained from Connecticut under the 1731 Treaty of Dover. Today it is crossed by I-84 and I-684 and surrounds the Village of Brewster, with neighborhoods ranging from older farmhouses to 1980s and 1990s colonials.
Families here often need more space without moving away from the commute, and an addition is usually the answer. The questions are what the lot, the zoning and the septic or sewer system will allow.

From Foundation to Roofline
The photo shows Guardian framing a two-story structure on a new foundation, with lumber staged on site. On an addition we handle every phase:
- Excavation and foundation
- Framing tied into the existing house
- Roofing, siding and trim to match
- Plumbing, electrical and HVAC by licensed subcontractors
- Insulation, drywall, flooring and finish carpentry
A Guardian project manager supervises each trade, so you have one point of contact.

Addition or Move?
For many families the choice is between adding on and selling. An addition keeps you in the same school district and on the same commute, and you design the space you actually need. The trade-off is living through construction. We stage the work so the existing house stays usable for as long as possible and open the connection to the new space near the end.
Southeast Home Addition FAQs
Do I need stamped plans for an addition in Southeast?
Almost certainly. The Town of Southeast asks for drawings in duplicate and requires plans stamped by an architect or engineer when the estimated cost is over $10,000 or the work involves significant structural changes. Virtually every addition meets one of those tests.
Can I add a bedroom if my house is on septic?
Southeast says no room can be converted into a bedroom without a building permit plus approval from the County Board of Health for septic homes, or the Town’s Special Districts office for homes on sewer. We start that review early because it can shape the whole design.
Can work start while the permit is pending?
No. The town’s FAQ is clear that no work may begin until the permit is issued.
Which boards might review my addition?
The Building Department refers projects to the Zoning Board of Appeals, Planning Board or Architectural Review Board when needed, for example if the addition needs a setback variance.
