Home Additions in Cold Spring, NY
Westchester & Putnam Home Addition Service Serving Cold Spring
Rear additions, kitchen extensions and primary suites for Cold Spring’s 19th-century houses and Philipstown homes, designed to pass historic review and built to last.
Building On to History
Cold Spring’s Main Street runs downhill to the Hudson, lined with houses and storefronts from the 1800s, many built when the West Point Foundry was the village’s main employer. Side streets hold Federal, Greek Revival and Victorian houses on narrow lots. Owners love them, but most were built without family rooms, modern kitchens or primary suites.
An addition is often the right answer, but in the historic district it must be designed to respect the original house. We plan the project so the review is a formality, not a negotiation.
How Village Review Works
1. Building permit
Application filed with the Village.
2. Referral
The Building Inspector sends exterior work to the HDRB.
3. HDRB meeting
Third Tuesday of the month, 7:30 p.m., Village Hall.
4. Deadline
Applications due by the first of the month, with escrow.
5. Inspections
Handled by the Philipstown Building Department.

Design Details That Matter
Historic additions work best when they are clearly secondary to the original house: set back, a little lower and with simpler details. Clapboard profiles, window proportions, trim, roof pitch and foundation materials all need to fit. Inside, we tie old framing to new carefully and plan for uneven floors and plaster walls.
Since 1980, Guardian has worked on homes across Putnam and Westchester. A Guardian project manager supervises the job and the licensed, insured subcontractors. Our workmanship warranty is one year.

Cold Spring Addition FAQs
Does an addition in Cold Spring go to the Historic District Review Board?
Inside the Village’s historic district, yes. You apply for a building permit first, and the Building Inspector refers exterior work to the HDRB. The board meets on the third Tuesday of the month at 7:30 p.m. at Village Hall, 85 Main Street, and applications are due by the first of the month. An escrow deposit is also required.
Who does the inspections?
The Town of Philipstown’s Building Department has handled building inspections for the Village of Cold Spring since 2017. Properties outside the Village in Philipstown follow the Town’s process directly.
Can we add a second floor to a Village house?
Sometimes. The HDRB looks at height, roof shape, materials and how the addition reads from the street. Rear additions that stay below the main roofline are generally easier to approve, but every case depends on the house and the street.
Are there septic concerns in Cold Spring?
Most of the Village is on public sewer and water. Outlying Philipstown properties are often on septic and wells, where the Putnam County Health Department rules for added bedrooms apply.
