Who issues roofing permits in Garrison?

Garrison is a hamlet in the Town of Philipstown, so permits come from the Philipstown Code Enforcement Office at 238 Main Street in Cold Spring, phone 845-265-5202.

What paperwork does Philipstown want?

The Town’s application guidelines call for workers’ comp and liability certificates naming the Town, copies of Putnam County licenses, the owner’s authorization and, for larger work, two sets of plans. The Town’s alteration package says ACORD forms aren’t accepted as proof of insurance, so we provide the right certificates.

What is the stretch energy code?

Philipstown has adopted the NYStretch energy code, which is stricter than the base State code. On a re-roof it mostly matters when we insulate the roof or change the attic, and we design for it.

Our house is down by Garrison's Landing. Is that different?

The Garrison Landing Historic District, listed on the National Register in 1982, sits between the Hudson and the railroad. National Register listing alone doesn’t usually add a local review step, but we check with the Town before choosing materials.
