Bedford Permits: Three Hamlets, Two Historic Districts
The Town of Bedford covers Bedford Village, Bedford Hills and Katonah, and all three are permitted by the Town Building Department at 425 Cherry Street in Bedford Hills. The permit application asks up front whether the property is in the Bedford Village or Katonah historic district, on the Town’s Historic Properties List, near a wetland, or on a State or County road.
In the Bedford Village Historic District, any change to the exterior, including new exterior materials and paint color changes, needs a Certificate of Approval from the Bedford Village Historic District Review Commission before the Town issues a building permit. In Katonah’s district, the Katonah commission reviews siding, while roofs and paint colors are excluded.
Outside the two districts, Bedford’s historic-building law still covers listed buildings, including those tied to the relocation of old Katonah in the 1890s. For the lowest tier, routine items like roofing and paint are allowed as of right.
The application calls for sealed plans when the work is over $20,000 or structural, and construction hours run 8 am to 6 pm. Your Guardian project manager sorts out which reviews apply, files our Westchester County Home Improvement License #WC-38383-H24, and supervises licensed, insured subcontractors for the electrical and plumbing.
