Building in the Town of Carmel: What the Permit Package Asks For
Carmel homes are permitted by the Town of Carmel Building Department at Town Hall, 60 McAlpin Avenue in Mahopac (845-628-1500). The Town requires building permits for new construction, additions, alterations, decks, garages, fireplaces, generators, HVAC and gas work, and most finished work closes with a Certificate of Occupancy.
The Town’s permit application has a line for the contractor’s Putnam County Home Improvement License number, and its package asks for it again for decks, garages and additions. Ours is Putnam County Home Improvement License #52594. The application also asks for the area of disturbance in square feet.
For an addition, the Town wants a survey with the addition drawn to scale. If the estimated cost is over $20,000, or the work is structural, the two sets of plans must be stamped by an architect or engineer. Permits are valid for 18 months, but work has to start within the first six months or the permit is void.
The package also includes the State’s notice that an asbestos survey is required before renovation, remodeling, repair or demolition work. Inspections run Monday through Friday from 9:30 am to 1 pm, with two to three days’ notice, and your Guardian project manager books each one. Licensed, insured subcontractors supervised by a Guardian project manager do the electrical and plumbing.
